LISTING PLAN OF ACTION:

1.  

Prospecting: This is a critical component of the McCarthy Group system. We actively prospect by reaching out to potential buyers and contacts via personal telephone conversations.  We use a direct dialer system to call neighbors to share the features and benefits of the property. These calls engage the neighbors to truly think about who they may know that would be interested in moving into the neighborhood. In 2018 the McCarthy Group made over 50,000 calls on behalf of our sellers. These listing calls are a centerpiece of our system. To our knowledge, we are the only agents in the city that make these calls. It makes a huge difference.

Agent Contact: Once your property has been listed by the McCarthy Group, we will host a Broker Tour to drive agents through the property. In addition, we’ll send out a property flyer, via an email blast, to the agents in the area to inform them about the features and benefits of your property and encourage them to tour the property.

Feedback: As the seller, it is critically important that you receive clear and concise feedback from potential buyers. After every showing, we ask three specific questions of the buyer/agent: 1) What did you like about the property? 2) What do you dislike? 3) What price would you pay for the property? By asking these questions and getting direct feedback, we are able to identify and overcome objections, which in turn helps us to strategically negotiate on your behalf.

Communication: Our commitment to our sellers includes weekly communication! Every Thursday between 1:00 p.m. and 6:00 p.m., you will receive a phone call from your listing agent. This weekly call includes a report on the activities and steps we took to market and sell your property that week. We also give you feedback from any showings or conversations we've had with potential buyers.

Additionally, you’ll receive an area market report via email each week prior to the Thursday call. The report will include details on your competition and any status changes with those properties. It’s important for you to understand the market and what your competition is doing.

Negotiation:  Negotiations are most effective when you have the McCarthy Group on your side. As they say, “practice makes perfect.” As one of the top agents in the state over the last 26 years, Shaun McCarthy and the McCarthy Group have had plenty of practice. It is a skill that is learned and developed through training. The McCarthy Group is one of the few that have been formally trained in negotiating real estate transactions. 

6.

Professional Photography and Signage: We will capture the essence of your home through our photographer’s experienced eye! The photos will be used in marketing the home on the MLS as well as online and social media exposure. If desired, we will place a McCarthy Group Realtors FOR SALE sign in your front yard.
